🚩 RED FLAGS
Existing 4" Sanitary — Field Verify Both Connection Points
Two separate connections to existing 4" SAN are shown on P1.0. Both require field verification of routing, size, inverts, and direction of flow before any work. The plan explicitly calls for an alternate bid for a duplex sewage grinder lift station if the existing sanitary is not usable. Carry this alternate in your number.
Existing Sump Pump — Unknown Condition
Coded note 16: contractor to check, repair, and replace existing sump pump and associated piping as needed. You won't know the condition until you're on site. Carry a sump pump replacement allowance (Zoeller or equal, ~$800–$1,200 allowance for unit + materials).
Trench Drains — Count and Condition Unknown
Existing trench drains must be connected to the sump pump discharge. Field verify count, condition, size, and routing before pricing. These may need new connections or re-routing.
CPVC Not Permitted in Return Air Plenums
Spec explicitly prohibits CPVC in return air plenums. On a large retail TI with open ceilings and HVAC RTUs, identify all plenum zones with the HVAC contractor before roughing in. Misrouted CPVC in a plenum is a failed inspection.
EWH-1 Heat Pump — Electrical + Seismic + Title 24
A.O. Smith DEL-20 is an air-source heat pump — 120V/1PH confirmed with EC before purchase. Title 24 (P4.0) has specific requirements for heat pump water heaters including backup heat controls, insulation, and demand controls. Seismic bracing required per coded note 10. All confirmed with EC before purchasing.
Condensate Drains from Rooftop Heat Pump Units
P1.0 notes refer to mechanical drawings for heat pump rooftop units and condensate drains. Confirm with HVAC contractor where condensate connects to plumbing system before rough-in. This is an inter-trade coordination item.
BID VERDICT
BID WITH QUALIFICATIONS
Large retail TI — full restroom buildout with 14 WC, 3 UR, 10 LAV, heat pump water heaters, and recirc system. Multiple existing condition unknowns: sanitary inverts, sump pump condition, trench drain count. Carry the lift station as an alternate, the sump pump as an allowance, and walk the existing space before you price the sanitary connections.
